What is Yarrow?
The new community of Yarrow, situated on 900 acres on the east side of Madras, will be a vibrant collection of neighborhoods. Madras Land Development Company, a joint venture of Brooks Resources Corporation, Jeld-Wen Development, and Taylor Northwest, is developing the property. Plans for the community include a variety of housing sizes and types, a mixed-use area with retail amenities,

Where is the project?
The project is on the east side of Madras, south of Ashwood Road and east of City View. The project is adjacent to the Madras Aquatic Center and south of the Jefferson County Middle School and Juniper Hills Park.
How was the project design/concept created?
Long-time Madras resident Doug Macy, of Walker Macy Land Planners in Portland, has created the Yarrow master plan which incorporates a variety of housing sizes and types, pedestrian friendly streets and walkways, as well as a public golf course. Yarrow also held public meetings in Madras
encouraging local opinions and suggestions during the design process.
What are the sizes of the homesites?
Single-family homesites will vary in size from approximately 6,000 square feet to one-third of an acre.
How much will homes and homesites cost?
Homes start at $229,000 and homesites start at $67,000.
How long will it take to complete the project?
With the current pace of growth in Jefferson County, it is difficult to make an accurate estimate. However, it is estimated that the project will take approximately 15 years to complete.
Is the golf course public or private?
The Yarrow master plan includes a public golf course designed by John Thronson. Thronson
designed two Eagle Crest golf courses and was the lead design consultant of the Arnold Palmer courses at Running Y (in Klamath Falls) and Suncadia (Roslyn, WA).
Will there be a Homeowners’ Association?
Yes. A master homeowners’ association is planned for the community.
Are there design and building guidelines for the homes in the community?
Yes. The quality of design and construction will be enforced through Covenants, Conditions and
Restrictions (CC&Rs). Architectural design standards will be established and enforced through an Architectural Review Committee.
What are the amenities of this project?
In addition to the golf course, the project’s location is an amenity itself. The project lies directly south of the Juniper Hills Park, one of the largest parks in Central Oregon with 60 acres of land. The north entry to the project passes by the new Madras Aquatic Center and Jefferson Middle School.
Within the project, Yarrow will include many open spaces and parks as well as a neighborhood center, with a variety of retail shops, consumer convenience businesses and restaurants. The sidewalks and
pathways throughout the community provide ample opportunities for connectivity and recreation.
